What is A reit?

A REIT, or real estate investment trust, is a fund that owns and operates incoming-producing properties and distributes at least 80 percent of its audited annual net income to its unit holders. Investors can buy shares in a REIT, and in return, they receive a share of the rental income that the REIT earns from its properties. Investors also benefit from capital appreciation on the properties in the fund.

What is Masdar green reit?

A REIT, or real estate investment Established in the Abu Dhabi Global Market (ADGM) under the private REIT regime, The Masdar Green REIT is the first real estate investment trust in the UAE to invest solely in sustainable real estate assets. Each of the buildings in the portfolio is rated LEED Platinum or Gold.

Classified as a Qualified Investor Fund (QIF), the Masdar Green REIT offers an attractive opportunity for professional investors (as defined under the FSRA regulations) to invest in a unique portfolio of stable, income-generating, sustainable real estate assets, all of which are located at Masdar City.

The Masdar Green REIT also provides an investment vehicle through which third-party, sustainable developers can monetize their assets.

The REIT is currently valued at approximately AED 2.8 billion. Its portfolio comprises 10 commercial properties and four ground leases, covering a net leasable area of over 380,000 square meters within Masdar City. As Masdar City completes additional projects, this portfolio will grow.

The Masdar Green REIT has a strategic outsourcing agreement with Emirates NBD Asset Management, an award-winning asset manager in the UAE, for management services.
